What is your Return Policy?
At X Building Corp, we take great pride in the quality and personalization of our professional construction plans for Florida. Since our products are digital downloads (PDFs, renders, calculations) and/or custom-prepared (personalized, PE-sealed, adapted to your specific property), they are considered non-returnable and non-refundable once work begins or files are delivered.
Details of our policy:
- Digital products (PDF plan sets, energy calculations, septic plans, drainage plans, renders):
No returns or refunds are offered after the files are prepared and sent, as they are immediately reproducible, customized with your property address and details, and compliant with the Florida Building Code. Delivery is considered complete upon emailing the secure download links. - Customized or PE-stamped plans (any modifications, PE seal, or property-specific adaptations):
These are made-to-order services. Once design/review work begins (typically within hours of purchase), the product is considered accepted and non-refundable. - Optional physical printed copies (3 sets of plans on 24" × 36" paper):
Printed copies are produced only after the digital files are finalized and approved.
No refunds for printed copies once printing has started.
In the event of a verifiable printing or shipping defect (damage in transit, incorrect quantity), we will replace the copies at no additional cost (customer must provide photos and report within 7 days of receipt).
Exceptions (case-by-case evaluation):
We may consider a partial refund or credit only in extremely rare circumstances, such as:
- A serious error on our part that renders the plans unusable (e.g., applying the wrong code version despite the property data you provided).
- Failure to deliver within a reasonable extended timeframe after repeated communication.
All refund requests must be submitted in writing within 7 days of digital file delivery, with a detailed explanation and supporting evidence.
Why this policy?
Construction plans are highly specialized intellectual property, custom-tailored to your lot, address, wind zone, and specific requirements. Can I change my shipping address after my Order is Placed?
Yes, in most cases you can change the shipping address after placing your order, but it depends on the current status of your order.
Here’s exactly how it works:
- If your order is still in the “Processing” or “Preparing” stage (before physical copies have started printing):
Yes, we can update the address easily.
Simply reply to your order confirmation email or contact us right away (via chat, email, or contact form) with your order number and the new shipping address. We’ll make the change at no extra cost. - If printing of the 3 physical copies has already begun (typically after the digital files are finalized and approved):
We may not be able to change the address, as shipping labels and packaging will have already been generated.
In this case:
We’ll check the current status immediately and let you know.
If the package hasn’t shipped yet, we’ll try to cancel/reprint (a small reprint fee may apply in some cases).
If it has already shipped, you’ll need to wait for delivery or coordinate an address change directly with the carrier (USPS or UPS, who often allow it for an additional fee).
Important notes:
- Digital delivery (PDF plans, renders, calculations) is not affected by the shipping address — files are sent to your email regardless. The shipping address is only used for printed physical copies and to customize the plans to your property’s specific details (address/parcel ID).
- To avoid delays, provide the correct address during checkout whenever possible. If you need to update it, contact us as soon as you can — the earlier, the better.
- How to contact us: Reply directly to your confirmation email or use the “Contact Us” button on the site. Include your order number, old address, new address, and any additional details.
We do everything we can to accommodate changes quickly and keep your project moving forward without interruptions.
If your order is already placed and you need to update the address now, just let us know your order number and we’ll check the status instantly. Your Florida project stays on track!
Can I change my billing address after placing my order?
Yes, in the vast majority of cases, you can change your billing address after placing your order.
The billing address is used primarily for generating your receipt, tax purposes (including Florida sales tax if applicable), and payment verification. It does not affect plan customization, digital delivery, or physical shipping (which rely on the shipping address and the actual property address you provide).
How changing it works:
- If your order is still in “Processing” or “Preparing” (the most common early stage):
Yes, we can update it easily and at no extra cost.
Just send us a quick message (reply to your order confirmation email or use the “Contact Us” button) with:
Your order number
The old billing address
The new billing address
We’ll correct it instantly and update your receipt accordingly. - If payment has already been processed and the order is “Completed” or “Shipped” (digital files sent or physical printing started):
We can still update it in our internal records for the final receipt and accounting purposes.
We cannot retroactively change the information already sent to the payment processor (Stripe/PayPal), but we will generate and email you a new, updated receipt with the corrected billing address (helpful for your Florida tax records, deductions, or bookkeeping).
Important notes for Florida and U.S. customers:
- Your billing address can be different from both the property address and the shipping address (e.g., billing to a company in another state, or to a Miami business address while building in Orlando).
- What is critical for plan accuracy and code compliance is that you provide the correct real property address (the one we use to tailor wind loads, elevations, drainage, flood zone data, etc.).
- Changing the billing address is fast, free, and has zero impact on delivery timelines or plan quality — just do it as soon as possible to keep everything aligned in our records and avoid any tax or receipt confusion.
How to do it right now:
Reply directly to your order confirmation email or use the “Contact Us” button on the site. Include your order number and the new billing address.
Everything stays under control and complication-free! We’re here so your Florida project moves forward smoothly.
Want to update it now?
Just send us your order number and we’ll handle it in minutes.
Products (Plans, Renders, Services, etc)
Below are some common questions about our Plans
Compliance with the FBC 2023 Code ?
Yes. All our plans are 100% compliant with the Florida Building Code 8th Edition (2023), which remains in full effect statewide as of January 2026.
They incorporate the latest requirements for:
- Wind resistance (ASCE 7-22 wind loads, including HVHZ zones up to 165–180 mph)
- Energy efficiency (Florida Energy Conservation Code, Manual J loads, IECC updates)
- Structural integrity and resilience
- Fire safety, accessibility (Florida Accessibility Code), plumbing, electrical, and life-safety standards
This gives your project a very high likelihood of fast approval in any Florida county or municipality — from Miami-Dade and Broward to Palm Beach, Monroe, Hillsborough, Orange, Duval, and beyond.
One quick note: While the base FBC 2023 is uniform statewide, some counties/cities have adopted local amendments (e.g., stricter flood zone rules in coastal areas, additional wind-borne debris protection in certain zones, or specific drainage/landscaping requirements). We always recommend a quick check with your local Building Department for any jurisdiction-specific tweaks — but our plans are engineered to meet or exceed the statewide baseline, so amendments are usually minor and easy to incorporate.
You get a rock-solid state foundation every time — PE-sealed where needed, tailored to your property, and built to sail through permitting with minimal revisions.
Ready to move forward with confidence?
Your Florida-compliant plans are just one step away.
What is included in the Plans?
Includes Everything Needed for a Successful Approval in Florida
Each of our downloadable construction plans has been professionally designed to fully comply with the Florida Building Code (FBC) 8th Edition (2023) — the version in full effect statewide as of January 2026 — and comes with a solid base package that includes all the essential elements required for permitting:
- Floor Plans: Complete layout of all levels with precise dimensions, wall locations, doors, windows, fixed fixtures, and specific notes.
- General Notes: Project-wide notes, material specifications, and code references.
- Florida Building Code References: Direct, up-to-date citations to applicable FBC sections to speed up reviewer checks.

- Structural Plans: Fully integrated, including detailed foundation, framing, roof framing, structural sections, and load calculations to ensure FBC-required integrity and resistance.
Additional Options (included only if selected and purchased at checkout):
- Professional Engineer (PE) Signature and Seal
Plans bear the original signature and official seal of a Florida-registered, active Professional Engineer (PE).
What this means:
The engineer assumes professional and legal responsibility for the plans, certifying full compliance with FBC standards and engineering best practices.
Mandatory in many Florida counties for residential building permits — especially in high-wind-risk areas (Miami-Dade, Broward, Palm Beach, coastal zones, HVHZ).
Dramatically increases the chance of fast approval with minimal or no rejections — reviewers immediately recognize the professional validity.
Allows submission and construction in any Florida county or city without needing a local engineer to review or re-seal.
Provides complete peace of mind for the builder, owner, and building department — backed by law-required professional liability. - Plumbing Plans: Detailed layout of piping, fixtures, drains, water supply, and basic riser diagram.
- Mechanical Plans (HVAC): Air conditioning, ventilation, ductwork, and equipment placement design.
- Energy Conservation Calculations: Full compliance form per the Florida Energy Conservation Code (part of FBC 8th Edition), typically Form R402-2023 or equivalent (prescriptive or performance path).
- Septic Plans: Recommended for properties without public sewer; includes tank layout, drain field, separation distances, and basic notes for Department of Health (DOH) submission.
- Site/Drainage Plans: Site plan showing building footprint, setbacks, access drives, surface drainage, swales, and erosion control notes.
With this robust base package plus any add-ons you choose, you receive a complete, tailored set of plans ready to submit to any Florida building department — minimizing revisions and delays.
Invest in professional plans and save time, money, and headaches on your project!
Have questions about add-ons or any element? Contact us — we’re here to help you build with total confidence in Florida.
What is not Included in the Plans?
What Our Construction Plan Package DOES NOT Include
To give you total transparency before purchasing, here’s a clear breakdown of what is NOT included in our downloadable construction plans (this is standard practice in the Florida residential stock plan industry):
- Sealed shop drawings for prefabricated trusses
We do not include detailed individual truss fabrication drawings. These are provided by the truss manufacturer or a delegated structural engineer, using the complete load information, roof layout, and wind pressures that are included in our Roof Plan. - Final sealed septic system design or DOH permit
While we include basic Septic Plans when applicable (layout, tank placement, drain field, setbacks), we do not provide the final PE-sealed design or soil percolation evaluation. These typically require an on-site soil study and separate approval from your local Department of Health (DOH). - Surveys or topographic studies
No boundary survey, elevation survey, tree survey, or location survey is included. These must be performed by a Florida-registered professional surveyor based on your lot’s actual conditions. - Advanced civil engineering or full topographic studies
For complex sites (steep slopes, special flood hazard areas, advanced stormwater retention, etc.), additional civil engineering design by a local engineer may be required. - Detailed plumbing plans (full riser diagrams or complete piping layout)
We include basic plumbing references; the final detailed layout is usually completed by a licensed plumber or required separately by the building department. - Permits or administrative filings
We deliver ready-to-submit plans, but we do not handle the permit application process, fee payments, or interactions with county/municipal building departments.
With this clear information, you avoid surprises and know exactly what you’re getting: a professional, comprehensive, state-code-compliant package designed to save you time and money on most standard residential projects in Florida.
If you have questions about any item or need help coordinating the missing pieces for your specific project, contact us — no obligation! We’re here to make sure your build moves forward smoothly.
Roof or Truss Plans are Included?
Roof Plans Details – Complete & Permit-Ready Information
Our construction plans include a fully detailed Roof Plan, professionally prepared in full compliance with the Florida Building Code (FBC) 8th Edition (2023) — the current statewide version in effect through 2026 and beyond.
This Roof Plan contains every essential element required by Florida building officials for efficient review and a high likelihood of fast approval in any county:
- Precise roof system layout (truss layout or rafter/joist arrangement)
- Exact dimensions, roof pitches, slopes, and geometric shapes
- Design loads (live loads, dead loads, and wind loads)
- Calculated wind pressures based on your specific risk zone (per ASCE 7-22 and FBC wind speed maps, including HVHZ zones up to 165–180 mph)
- Structural connection details, bracing, straps, hold-downs, and anchorage requirements
- Material specifications for roofing assembly (sheathing thickness & type, underlayment, ice & water shield, primary roof covering, flashing, drip edge, etc.)
- Hurricane-resistance notes, positive drainage requirements, overflow scuppers (where applicable), and all updated statewide provisions
This comprehensive information allows plan reviewers to quickly verify compliance without requesting major revisions — saving you time and resubmission fees.
Important Note on Trusses (Roof Trusses / Armaduras de Techo):
Our Roof Plan does NOT include sealed shop drawings for prefabricated trusses.
These specialized documents — which detail individual truss profiles, member sizes, plate locations, joint connections, loading diagrams, and delegated engineer seals — are provided by independent entities, typically:
- The truss manufacturer (most common in Florida), or
- A delegated structural engineer retained by the manufacturer.
The manufacturer (or their engineer) takes the detailed information from our Roof Plan (wind pressures, overall loads, truss layout/spacing, bearing points, uplift/hold-down requirements, exposure category, etc.) and produces custom-engineered, PE-sealed shop drawings tailored exactly to your project.
This is the standard, FBC-required procedure for prefabricated components in Florida: responsibility for the final truss design is delegated to the manufacturer/engineer who fabricates them. It ensures:
- Trusses are optimized for your exact loads and geometry
- Full compliance with current truss design standards (e.g., TPI 1)
- No unnecessary delays — the manufacturer can proceed directly to fabrication once they receive our plan data
Bottom line: You get safe, code-compliant, high-performance trusses without the plans becoming overly complex or expensive. This delegation model is how the vast majority of Florida residential and light commercial roofs are successfully permitted and built.
If you have questions about coordinating with a truss manufacturer, need recommendations for trusted suppliers in South Florida (Miami-Dade, Broward, Palm Beach, etc.), or want guidance on what to provide them — just reach out! We’re happy to help make the process seamless.
Can I customize the Plans?
Yes, we offer full customization.
Our team of engineers, architects, and designers—all with more than 10 years of experience in Florida residential projects—can tailor any plan to your exact needs:
- Modify interior layouts and number of bedrooms
- Change architectural style and exterior finishes
- Adjust dimensions, ceiling heights, or roof configurations
- Add a garage, spacious porch, home office, pool, or other desired features
- Adapt to your specific lot conditions (orientation, setbacks, flood zone, wind exposure) or family preferences
Every modification maintains 100% compliance with the current Florida Building Code (FBC 8th Edition 2023) while preserving (or enhancing) the original professional design quality.
Simply send us your ideas, hand-drawn sketches, reference photos, Pinterest/Instagram inspirations, or the base plan you like best — and we’ll deliver a detailed budget and realistic timeline in less than 48 hours, with no obligation or upfront cost.
With our deep Florida expertise, we turn your vision into a real, functional, permit-ready project — engineered to withstand hurricanes, meet local requirements, and fit your lifestyle perfectly.
Will the Plans be Ready for obtaining the Permits?
Yes, absolutely!
Our plans are 100% prepared for submission and building permit approval in any Florida county, as they fully comply with the Florida Building Code (FBC) 8th Edition (2023) — the statewide standard in effect through 2026 and beyond.
The package includes every essential document and detail required by building officials:
- Complete structural plans and calculations (foundation, framing, roof, wind loads per ASCE 7-22)
- Electrical plan (NEC-compliant layout)
- Roof plan with truss layout info, wind pressures, and hurricane-resistance notes
- Elevations, sections, schedules, flashing details, and general notes
- Direct FBC references to speed up reviewer checks
This gives your project a very high likelihood of fast approval with minimal or no major corrections — saving you weeks (or months) of back-and-forth.
One single consideration:
Some counties or cities adopt local amendments, zoning rules, or additional requirements (e.g., stricter flood elevation in coastal areas, specific landscaping buffers, or extra wind-borne debris protection in certain zones). These are not part of the statewide FBC base but are jurisdiction-specific.
In those cases, simply check with your local Building Department (most have checklists or online portals). If any minor local adjustment is needed, contact us right away — we’ll make the targeted modifications quickly (usually within days) so your permit sails through without delays.
Bottom line: With our plans, you have everything needed to submit directly, get permitted, and start construction — engineered right, hurricane-ready, and compliant from day one.
Can I Use the Signed and Sealed Plans Anywhere in Florida?
Yes!
If you selected the option “Signed and Sealed by a Florida-Licensed Professional Engineer (PE)”, your plans will bear the official signature and seal of a currently registered, active Professional Engineer licensed in the State of Florida.
This means you can submit them directly for building permit approval in any county or city across Florida — without needing an additional local engineer to review or re-seal the structural components.
The PE seal certifies that the plans fully comply with the Florida Building Code (FBC) 8th Edition (2023) — the statewide standard currently in effect (and remaining so through at least 2026).
Important note:
While the FBC is uniform across Florida, some counties or municipalities adopt local amendments or additional requirements (e.g., stricter zoning setbacks, aesthetic guidelines, higher wind loads in certain coastal areas, or specific floodplain rules). These are jurisdiction-specific and not part of the base statewide code.
We always recommend a quick check with your local Building Department (most have online checklists, pre-submittal meetings, or permit portals) to confirm any local tweaks. If a minor adjustment is needed to meet those rules, just contact us — we’ll make the targeted changes quickly and smoothly, usually with no major delays.
Bottom line: With our PE-sealed plans, you get a rock-solid, professionally certified set ready for submission anywhere in Florida — engineered for hurricanes, compliant statewide, and backed by a licensed PE’s legal responsibility.
Build with complete confidence, no matter where your project is in the Sunshine State!
